Title Search
A title search is a thorough examination of all public records concerning the ownership history of a tract or parcel of real estate. It is conducted to determine whether title to the property is clear and marketable, meaning that there are no liens, encumbrances, or other claims against it that could prevent a buyer from taking clear title.

Escrow & Closing Services
Brookhaven Title, as representative of a national title company, will act as escrow agent, and hold all documents and closing funds in a secure account until the conditions of your purchase or sale have been met. We will communicate with all parties to the transaction, aid in the preparation of closing documents, collect and disburse funds and deliver legal documents for recording in the public records.
Closing protection letters from a national title insurance company are available to lenders where we prepare the settlement statement, conduct the closing, and collect and disburse funds according to the lender’s instructions.
